HELLER MAINTAINS FULL OCCUPANCY IN 16 MILLION SQUARE FOOT PORTFOLIO

Heller Industrial Parks, one of the nation’s largest privately-held distribution center owner/managers, announced today that it completed 32 transactions involving +/- 4 million square feet in 2017. “Tenants continue to seek out well-located and well-managed properties at very competitive rents. Heller’s portfolio has historically remained at full occupancy throughout past market cycles. So, the current market conditions have not increased occupancy, but have helped us achieve new rent levels,” stated Brian Banaszynski, President of Heller.

The following brokers worked with Heller’s in-house leasing team of David Paster and Fred Kurtz in 2017:

• JLL: Joel Lubin, Todd Burnette
• C&W: Jason Barton, Dan Badenhausen, Jerry Blinebury, Leah Balerno
• CBRE: Steve Beyda, Pat Lafferty
• Sitar: William Sitar, John Cranley
• NAI Hiffman: Steve Connolly
• NAI Mertz: Scott Mertz
• Weichert Commercial: Tony Baseil
• Blau & Berg: Charles Kavanaugh
• Bussel Realty: Jordan Metz, David Blitt, Bob Sager
• Fisher & Company: Andrew Henry
• AJR Commercial: Art Reinitz

Highlights of this year’s transactions include:
Largest and Highest Value New Deal: HD Supply, represented by Jason Barton, new long-term lease in Edison
Largest Renewal: Omega Logistics Group, represented by Joel Lubin, renewed in Edison

“The US economy continued its expansion, reaching the third-longest in history as of 2017. Even with new buildings under construction, overall supply could not keep up with the demand from e-commerce, businesses in general redoing their supply chains, and increased port traffic,” continued Banaszynski. “Due to very tight market conditions, tenants and brokers are contacting us well ahead of lease expirations or target occupancy dates, as well as signing longer term leases. Barring any major unexpected macro events, we expect this trend to continue through 2018.”
